ACCESS STATEMENT.

I
INTRODUCTION:
This
statement describes the facilities and procedures employed by the
owners:
2.0 2.0 Access to the Cottage:
There is
an Off Road car park to the side of the property wide enough for two
cars or boat storage.
There is
a ramped access from the car park – gravel finish – to the inner
courtyard area.
Access to
tyddynwaen is either via the main entrance door with 75mm threshold
or through glazed French doors step height 250mm.
The inner
lobby leads you straight into the kitchen dining area.
To access
the rear enclosed patio from the kitchen area there is a step down
of 75mm to a flagged patio area.
There are
no steps internally.
The final
access into the original cottage existing doorway has a restricted
head height of 1770 with a maximum opening width of 790mm

Accessibility within the Cottage:
There
are no steps to access the dining room from the kitchen (flagged
floor) onto low pile carpets. The access door width is 680mm with a
restricted head height of 1770mm.
Access to kitchen from the sitting room is through the separate dining
room, there are no steps or change.

laid to fall.

garden is laid to lawn with shrub borders.
Access to the village shop and post office from the lane is via the
stepped access gradient as detailed ref 2b).
7.0 Village
amenities from the cottage:
From the
cottage lane single track road no incline approx 5m to sub post
office.
From the
cottage to village shop approx 9.5m with nominal incline and no steps.
Local
transport adjacent village shop (9.5m from cottage) low floor access
